Adibatla emerges as third IT cluster
The buzz among the real estate community as well as investors in recent times is about Adibatla. The excitement is palpable after IT giant Tata Consultancy Services (TCS) started its project construction activities there, a year-and-a-half ago. Though the Tata Lockheed Martin Helicopter factory was the first to go into construction at Adibatla, it didn’t create the sort of noise that the TCS has created. The reason is not hard to decipher. While all the aerospace projects put together may hardly create 2500 jobs, TCS is building its largest single block office space in India, designed to accommodate more than 25,000 IT professionals.
Ajoyendra Mukherjee, executive vice-president and global head-HR, TCS, said that about 23,000 new employees were expected to join the firm by the end of this current fiscal. The first batch of 5000 TCS employees might start moving in at its brand new office from April.
Over and above, Cognizant has engaged construction powerhouse L&T, to build a campus housing 15000 software engineers, right across the TCS campus.
In the first week of this month, state IT minister Ponnala Lakshmaiah also reviewed the widening of roads and the supply of water at Adibatla.
“Over the next five years, the total IT work force in Adibatla is expected to reach a whopping 50,000. In effect, we are looking now at the emergence of the third IT cluster in Hyderabad at Adibatla after Hitec City and Gachibowli,” stated realty firm Exclusive Ventures.
Realtors expect Adibatla to grow on the lines of Kondapur, Lingampally and Gachibowli. All these locations, which are now part and parcel of Hitec City, started transforming from the year 2000.
The initial phase of six years was slow at those locations (till 2006). The next six years saw rapid growth (till 2012) and since then there has been consolidation.
“People who invested in the slow growth phase in the first and second IT clusters, are virtually sitting on golden mine now. For example, even in the year 2002-03, prime plots were available in Madhapur and Kavuri Hills at Rs 5000 per square yard. Today, in the third phase (consolidation phase) of its growth, those localities quote Rs 65,000-85,000 per square yard. A similar boom is expected from Adibatla,” claimed another realty firm Silverglades.
“We would see boom in construction along Sagar Highway up to Bongaluru junction and beyond. Apartment complexes and commercial buildings are expected to sprout all along the ORR between Sagar Highway (Bongaluru junction) and Srisailam Highway (Thukkuguda junction),” said Anand, a real estate agent.
