Demand Up For Houses On Outskirts

With Hyderabad’s real estate market evolving over the last 18 months, realtors feel that there is a shift in the mindset of the people, who are seeking to invest on the outskirts of the city and not just in prime central areas.

Areas like Shamshahbad, Adibatla, Uppal, LB Nagar and other areas near Srisailam Highway are fast picking up as realtors observe an increasing trend of upcoming projects in commercial, retail and residential sectors.

“People have to go to the outskirts, because the landlords in the city have become greedy and it is becoming infeasible to do any commercial projects in the city limits. B-Grade, c-grade projects in the core areas of the city are becoming non-feasible as the rentals are less and land prices and demands of landlords are very high,” asserts R Challapati Rao, national vice-president, NAREDCO.

Four Lane Roads To Ease Traffic Woes In Hyderabad

In line with Chief Minister K Chandrashekar Rao’s vision to ease traffic congestion in the state capital, especially on city routes connecting districts in four directions, besides, reducing travel time, the Roads and Buildings Department has drawn up plans to widen existing roads into 4-lane roads. Accordingly, authorities have identified 16 radial roads, which primarily connect the outer ring road. The budget estimated for this ‘Radial Roads Project’ is nearly Rs 2,750 crores including land acquisition costs.

Loan assistance from JICA (Japan International Cooperation Agency) will be sought to complete this project. Government is hoping JICA to give a major chunk of loan if not the total amount. R & B department has forwarded the proposal to Chief Minister’s office and the project will set rolling soon after the latter’s nod. Some of the routes, which are bound to get a major facelift as part of this project include Patny Junction to Thumukunta (17.75 km), Moosapet to BHEL Junction (11.4 km), Paradise Junction to Godrej Y Junction (2 km), Nagole bridge to Gourelly (15 km), Nagole bridge to Singaram (15 km), Secunderabad Cantonment to Old Alwal (11.6 km), Nizampet X Road to Kazipally (8.4 km), Midhani Junction to Adibatla (15.63 km) and Gopanpally to Kollur (7.14 km).
